Where you reside will ultimately dictate what needs to be done and when, but the following is a road map to help guide you.

WINTER

Regularly check roof eaves and gutters; clear snow with a roof brush or rake, and use deicers to remove ice dams.

Check door and window locks; tighten loose doorknobs.

Repair caulking around showers and bathtubs as needed.

Deep-clean basement and attic and check for signs of mold.

Lower thermostat by two degrees during the day, ten degrees when you’re away.

Lower your water heater’s thermostat to 120°F, to save energy.

SPRING

Inspect exterior for chipping paint, damaged siding, and other issues; also check foundation for cracks (and call a professional to repair).

Have roof inspected; check attic for leaks.

Make any necessary repairs to driveway.

Hire an arborist to inspect trees.

Test sump pump. Clear debris from the exit or outlet pipe and the unit itself; make sure electrical cord hasn’t been damaged.

Repair or replace damaged window screens.

If there’s standing water in yard or patio for over 24 hours, look into regrading or having pavement repaired.

Have HVAC system cleaned and serviced (or install window units).

Turn on water supply for outdoor faucets, first removing any insulation. Hook up hoses and patch any holes (or replace).

Make any repairs to porches and decks.

SUMMER

Deep-clean garage; repair cracks in flooring or foundation.

Regrout tiles in bathrooms and kitchens as needed, to prevent mold and mildew.

Address insect problems—ants, spiders, and moths are in full force; clear cobwebs, including on porches.

Check basement or crawl space for water damage, critters, or other concerns; call in a pro to resolve.

Clean exterior exhaust vents.

FALL

Have chimney inspected, and cleaned if necessary.

Check for drafts (page 208); seal as needed.

Flush hot-water heater to remove sediment.

Get gutters inspected; clean monthly.

Winterize AC system.

Have your heating system serviced before turning it on; check the furnace for leaks and replace any filters.

Shut off water to outdoor faucets. Drain them and protect with insulation.

Have a tree service inspect your property for dead/damaged trees that pose a risk to your roof or power lines.

In a shed or garage, remove any liquids that will freeze in the winter; put fertilizer in closed containers.

Check snow-removal equipment; stock up on pet-safe deicer.

If you have
5 minutes . . .

  • Update emergency contact list.
  • Check battery supply for flashlights and safety detectors.

If you have
10 minutes . . .

  • Reorganize toolkit (and mini kits, page 209).
  • Go through home and unplug whatever possible (make this a habit).

If you have
15 minutes . . .

  • Reprogram your smart thermostat for the current season.
